Roncesvalles Village real estate - January 2009

A lively, family-oriented neighbourhood, Roncesvalles Village is a popular choice among young professionals and young families. The shops, cafes and restaurants on Roncesvalles are busy, and an increasing number of them provide organic produce. Thanks to the Business Improvement Area initiatives many of the storefronts have been beautifully renovated. The proposals to reconstruct the street, including widening of the sidewalks and make it more pedestrian friendly so far have not materialised. It is a relief, as that approach would eliminate many paid parking spaces on Roncesvalles, which, if moved to the side streets, would in turn considerably worsen the parking situation for the residents. It is easy to say that public transit is the best option, and restricting parking availability would benefit the neighbourhood and environment, but Roncesvalles has a special appeal for the members of Polish community, who travel, often from afar, to do their specialty shopping here.

Following are the statistics on sales in the area in 2008:

Sales of attached homes.

Ten attached homes were sold in 2008, the lowest priced being a Victorian 2-storey townhouse sold as estate sale, with lots of potential but requiring updates, on Macdonell; the highest a renovated 2.5-storey home on Fermanagh, which sold in 7 days for 109% of the asking price. Out of the ten homes sold, five were sold above asking price and three at the full asking price.  The highest sell-to-list price ratio was achieved in June, when another estate sale Victorian home on Pearson was listed just under $400,000 and sold for $470,000.

Sales of semi-detached homes.

Fifty three semi-detached homes have changed hands in 2008. The average selling price was $541,565. The selling price ranged from $367,000 for a rather small 3-bedroom semi with no parking on Silver Avenue to $811,000 for a wide two family home with original details and double detached garage accessed from a back lane on Pearson. Twenty six semi-detached homes sold above asking price, six of these in the second half of the year. Seven listings were sold for full asking price - two of them in the second half of 2008.

Sales of detached homes.

Thirty four detached homes sold in Roncesvalles Village in 2008, at an average price of $613,990. Selling prices ranged from $318,500 for a smart and trendy 1-bedroom garage conversion on Fuller, to $990,000 for a 5-unit income property with a four car detached garage accessed by a private drive. This property took just over a month to sell, and sold for 99% of the asking price. An elegantly restored and renovated home on Galley was sold in April on the same day as it was listed, for 111% of the asking price. 

Thirty five lofts were sold last year, with an average selling price of $348,133. They were ranging in selling price from $256,000 to $508,500, and selling, on average, for 101% of listing price. Three of these sales were recorded in Sorauren Lofts, three in High Park Lofts, two in Roncesvalles Lofts on Ritchie, and the remaining twenty seven in both buildings of recently registered Robert Watson Lofts.
